General Buyer’s Side Outline: 
Open file:
  • Contact Real Estate Agent (our client)
  • Contact Buyer:  Give personal introduction (role in closing) & contact information/ Obtain information and answer any questions they may have.
  • Contact Agent on Seller side:  Forward any information to the Listing agent obtained from Buyer that is pertinent to the closing . Ask about insurance status / bond information / HOA info / Survey / elevation certificate / other info that will be useful for the closing (forward info as received)
Set Inspection:
  • Set inspection with the Inspector of the Buyer’s choice in accordance with date on contract
  • If inspector is not chosen by Buyer, provide and assist the agent with a list of options for the Buyer to choose from
  • Ensure access, Address Billing options, Follow up for inspection results (paying close attention to date on contract)
Lender Information:
  • Call Lender:    Send copy of contract to them if needed
  • Make sure Lender is up to speed and on schedule for the closing time frame
  • Attorney Information:
  • Obtain Attorney information:       If one is not chosen work with Agent on providing list of options to the Buyer
  • Fax / Send Attorney contract
  • Provide lender information to the attorney and vise versa
Inspection:
  • Make sure received in timely manner / Follow up until it is received / send Bill to attorney if being paid at closing
  • Type up repair addendum for Agent  / Agent and Client will have discussed all concerns and what is requested by this point
  • Have addendum signed by Buyer and over to listing agent’s office in accordance with the date on the contract.
  • Follow up with Listing agent after list has been sent for status
Insurance:
  • Assist Buyer with Insurance information:         Will provide current insurance information on property as well as a list of local providers if necessary
  • Make contact with Insurance carrier and forward lender and attorney contact information
  • Contact lender and attorney with Insurance Agent contact information
  • Order elevation certificate if necessary 
  • CL100 / Termite Inspection:
  • Order if required by the contract in accordance with the date
  • If provided by the Seller / Follow up with Listing agent for copy
  • Obtain bond information / transferable / at closing / after
  • If not clean follow / work with agent as follow up for letter clearing
Closing Details:
  • Set closing with everyone’s schedule and readiness in mind
  • Order POA if necessary and approved by lender
  • Originals as required at the attorneys office
  • All bills sent over to the attorney for collection at closing
  • Set Walk Thru
  • Obtain Wiring instructions / or remind of certified funds
  • Order Home Warranty if called for by contract
  • Remind buyer of utilities
  • Review HUD for all details / forward to the buyer and agent 
General Seller’s Side Outline: 
Open File:
  • Make contact with Agent (our client)
  • Contact Seller:        Give personal introduction (role in closing) / contact information / Obtain information  / answer any questions
  • Contact Buyer’s agent:      Obtain information  / Attorney / Lender / Give any helpful information in my possession at the time (Insurance / HOA / Bond / Etc.)
  • Contact Attorney:
  • Forward any information received from the seller:      Names on title, Forwarding address, Mortgage information (phone, loan #, socials of everyone on title), Home Owners Association if applicable, Seller’s Attorney info if applicable
  • If seller has separate attorney, stay in constant contact with both prior and up to closing
  • Request Paperwork from Seller (that may assist Buyer):
  • Elevation Certificate if available
  • Current insurance carrier including Flood
Survey of property

Inspection Results:
  • Work with Agent on any repair request that come across / Forward to the Seller
  • Help set any appointments for contractors to address issues
  • Follow up on any invoices / credits that need to be billed at closing
  •  Conrtact Lender:
  • Stay in contact with the Buyer’s lender to make sure they have everything they need from our end and to make sure they are ready to go for the set closing

Contact with Seller:
  • Make sure Seller knows of all dates:      Home Inspection / CL100 / Closing date / Walk Thru date
  • Make sure Seller will be attending if not order Power of Attorney for the closing
  • Keep seller constantly informed of status

Order CL100 / Termite Report / other docs:
  • Order report if required by the contract in accordance with the date mentioned
  • Follow up with Original / make sure it is in the Agent’s or seller’s Hands for closing or arrange for the closing attorney to receive it prior to closing
  • Work with agent if letter clearing CL100 is required / Fax to all parties when complete
  • Order Home Warranty if required by the contract
  • E-mail out confirmation # to all parties with Company name

Closing details:
  • Go over all bills / invoices to be paid at closing
  • Go over HUD in detail to make sure all Seller information is correct: Address, names, sales price, commission, Home Warranty, CL100, Repairs, Deed stamps, POA $, Closing costs, Etc.
  • Send to all parties. 
 
 
The above outline is a general idea of the services provided by PREC.  We will address each closing on an individual basis and do what is necessary for the closing excluding negotiating money or repairs.
